My Roofing Experience, Complete Shock

In September 2023 I purchased a home in the beautiful Annapolis Valley. We had the home inspected and knew before putting an offer in that all the shingles on the roof would have the be replaced. The current shingles were about 18 years old, curling and almost completely void of granules and color, it was bad.

Having done home renovations in the past before, I knew to stay in my lane and of course, would hire professionals to do the job. The sellers of the home had previously received a quote from a local reputable company to shingle our roof, which is about 2000 square feet, for approximately $15,000. Having this information, we were comfortable making an offer on the home and would factor that repair into our renovation expenses.

After submitting our offer and having it accepted, my wife and I were absolutely thrilled! The thought of gardening, sunset drives to the lookoff and making this house our home was truly exciting. My joy however was quickly overshadowed by reality, knowing we were headed into winter and the roof most likely wouldn't make it through. Getting the shingles replaced ASAP was paramount. However, I didn't let it get in the way of celebrating because I knew we had our quote and it should be a straight forward process.

So, the following day I opened the quote and contacted the roofing company...no answer. I thought, ok they're probably on a job so I'll try tomorrow. The next day, the same thing. After 6 attempts, I finally received a response from the company by email - they no longer wanted to honor the quote. I was shocked, and confused. Prices of materials went up, and they were no longer interested in shingling our roof.

I now went from what should be an easy transaction to project manager over night. I had 4 companies come to quote the roof. The quote ranges were staggering, some were double. It felt hard to trust what anyone was saying. I knew however, I didn't have the luxury of time and it needed to be done before the snow started.

After settling on a reputable local company, my quote came in...$23,000. A 42% increase! I did the math, and that's $11.50 a square foot, yikes. But what else could I do? My family needs a safe roof over their heads. I told the sales manager that the attic needed ventilation, so as long as they could add vents in I'd accept the bid. He made a note and said they would install some low profile vents, so I accepted the bid and they scheduled me in.

Fast forward, two days into the job. I get a call from the sales manager and he informs me there's a 8x10 section of the sheathing that's rotted. The shingles were so old that water was penetrating the shingles and this section was no longer structurally sound. He said it would be an extra $3500, yep, you heard that right. I sighed and said, ok just fix it - as though I had any choice. My roof was tore apart, they could ask anything they want at this point.

So when all was said and done, my 2000 square foot roof was $26,500 bringing my roof cost to $13.25 per square foot. This was the first time I ever replaced a roof, and after working so hard to save up our hard earned money, seeing that $-26,500 from our account was incredibly painful. But again, what else could I do?

Now, here's where it gets worse. Last week, late July of 2024 I wanted to protect my roof and double it's lifespan. I treated my roof with the solution we'll speak about later, so naturally we were on the roof. To my surprise, shingles are already missing from my 9 month old roof! Now, I don't want to come off sounding ungrateful. I'm thankful we were in the position to replace our shingles, but we can all agree that what I was sold on, wasn't what I experienced. This is more common than you think.
